Maintenance

We will completely paint, thoroughly clean, clean the carpet and replace it if needed. Inspect your appliances, plumbing, windows, and doors. We will conduct 5-star inspections from 4 associates to ensure the apartment is in Rent Ready condition.

We have 3 maintenance professionals available to fix your needs.

No, we understand our residents are not always available to be present while our technicians perform work in their home, by providing us permission to enter, we can complete your request while you are out.

If you do happen to get locked out of your home during office hours, please contact the office and our team will be more than happy to assist you. If this occurs after office hours, you would need to contact a locksmith at your own expense.

You can call us, log into the Resident Portal and send a work order or text us through the website. We have an emergency line after hours for true emergencies.

We are open 7 days a week from 9:00 AM- 6:00 PM.

It takes 3 days to get approved (72 hours) as long as all documents are received.

How much will I pay in up-front costs when I sign the lease? I will depend on a few key factors move-in day, Deposit may vary due to individual screening results.

Online with a debit, credit card, or electronic check. In-person payments can be made with a personal check, money order, or electronic WIPS payment.

The convenience of our easy-to-use resident portal allows residents to pay rent, submit service requests, reserve amenities and more.

Yes, renters insurance is required. 

None of the utilities are included 

 The Leasing office will set up the water, trash and sewer. The resident will need to call Edison and establish their own account for Electricity.

Spectrum is our provider of choice. 

Renting at Lake Dianne is a great way to earn a resident referral fee, and we offer this bonus to the person referring the new resident to live here after their first 30 days of residency. 

No, you are not permitted to sublet.

Two months of rent plus a 30-day notice are required if you wish to break your lease.

Applicants are required to submit proof of income equivalent to 2 1/2 times to monthly rent.  

Amenities

We have a pool, hot tub, BBQ area, and laundry facility.

The pool and decks are open daily from 8 AM-10 PM.

 All one-bedrooms come with one assigned spot and all two-bedrooms come with two spots. We do not offer additional spaces. 

 We have washer and dryer hookups on selected 2-bedroom locations only. 

We are proud that our apartments are pet-friendly!

2 pets per unit only; Weight limit 25 lb-
Dog deposit of $500 and a Monthly pet rent $50
Cat deposit of $250 and a Monthly pet rent $25

The shortest lease term is 6 months.

Location

Yes, transportation options are available through OCTA public bus transportation.

 Santa Ana Zoo, Bowers Museum, Discovery Cube, Angels Stadium, Honda Center, Main Place Mall, and South Coast Plaza, as well as less than 15 min to Beach Access. 

Lake Dianne is within the Tustin Unified School District.

We have 3 major grocery stores less than a mile away, this includes Albertsons, Superior and Stater Brothers.               

Starbucks and the Coffee Bean and Tea Leaf are both less than .5 miles away.
